After being purchased on May 8, 2024 demolition quickly began on May 30, 2024. Workers clearly knew they could be modifying structurally significant elements as they did not fully remove posts on day one. The next day, the entire wall forming the original hallway and front entry were removed along with the wall that used to create the galley style kitchen.

City of Las Vegas Code Enforcement has an active case, CE24-03976. A Notice and Order to obtain proper permitting has been served on this property. As of the listing date of this property, proper permitting has not been obtained.
After starting work on May 30, 2024, it took until June 17, 2024 for permit R24-09216 to be issued by the City of Las Vegas for "MINOR ELECTRICAL – 12 DEVICES OR LESS (not for dedicated circuit to a fixed appliance (i.e. dryer, dishwasher, etc.) which requires plans) (1),WATER HEATER (Tankless are not allowed online) (1)".

After quickly concealing the demolition, work continued.
Major structural, architectural. electrical, and plumbing have been undertaken. All without proper permitting.
Only 5 new windows have been installed. No permits were obtained for window installation. As this home is in a designated historic district, a Certificate of Appropriateness is required for any changes to the home visible from the public right of way. The builder has not obtained the required Certificate of Appropriateness.
